The quarter sits between Stara Varos to the south-east and the modern centre to the west, with the Vladimir Vysotsky statue at the river bend marking its southern edge. The streets follow a regular grid that contrasts with Stara Varos's older organic layout, holding ground-floor cafes, small workshops, civic buildings and a mix of nineteenth-century houses with Yugoslav-era infill.
The Saint George's Church anchors the quarter's south-east corner, a mid-fifteenth-century Orthodox foundation rebuilt several times. Nova Varos is the quietest of the central quarters by day, with most footfall passing through to the centre or Stara Varos, and fills more in the evenings as the Bulevar's bars and clubs draw the wider city in. The quarter's cafes and small konoba-style restaurants stay open year-round.
